Single-Family Residences (SFR)

The AirDNA income must be achievable at the subject property — lenders use a conservative 65–75% occupancy factor on projected revenue.

DSCR Cash-Out Refinance

A DSCR cash-out refinance allows existing investment property owners to extract equity — up to 75–80% LTV — without providing personal income documentation. The property's rental income alone qualifies the refinance.

Investors use DSCR cash-out refinance to:

DSCR is calculated on the full PITIA — Principal, Interest, Taxes, Insurance, and any HOA/assessments. Investors often model only P&I and are surprised when actual PITIA drops their DSCR below the threshold. Always include realistic tax and insurance estimates.

Lenders use an appraiser's 1007 Rent Schedule or actual lease agreements — not Zillow estimates or what you think the property could rent for. Get a professional rent opinion before making an offer. If market rent doesn't support a 1.0+ DSCR, the lender won't approve it at the price you're paying.

Florida coastal and near-coastal properties carry wind and flood insurance that can add $300–$600/month to PITIA. A deal that pencils at $150/month in insurance may fail DSCR qualification at the actual $450/month coastal insurance cost.
